Repairs and servicing are not building work

Under the Queensland Building and Construction Commission's rules, repairing or servicing an existing garage door isn't classified as building work. Springs, cables, motors, openers, tracks, rollers, remotes and panels all fall outside the licensing requirement.

So if someone tells you a licence is required to replace your spring, that isn't correct. It's occasionally used to justify a price.

Installation that alters the structure is

Cutting a new opening, widening an existing one, or altering the lintel or frame is building work and needs a licensed contractor. So does any building work valued over $3,300.

**The line runs through the opening, not the door.** Work on the door itself is unlicensed; work that changes the hole it sits in is not.

How to check a licence

The QBCC keeps a free public register. If someone is doing structural work on your garage, look them up — it takes a minute, and unlicensed building work can affect an insurance claim later.

For an ordinary repair it simply doesn't arise, and you shouldn't be asked to pay for a licence that the job doesn't require.
